As an early tourer of the new house I would like to see pictures of the most important places in the new house… mainly under the deck (for when J is in the dog house) in the garage (for where J will spend most of his time working on his bike) and the soon to be “media room” (for where J will spend the rest of his time when not in the garage).

Today is the day

Sheila and I are going to close on the house!

Except for the ginormous stack we will sign today, all the paperwork has been completed.

We’ve come to a new price and now everyone seems to be happy.

and then, a snag

Everything seemed to be moving on smoothly with our house stuff…until a wrinkle appears. The house appraised for less than our offer.

In many cases this wouldn’t be terrible, it would be a matter of pushing around afew dollars here and there, but this is a bit different. The appraisal is almost 10K different.

*sigh*

An unfortunate side of having anything appraised (or being on the selling end of the appraisal) is that those people who tell you what the house is worth don’t care about many of the “enhancements” made to the property.

Some of those investments made will add to the price of the house over time as the value of the area goes up. But, in a two year old house those items aren’t ’seasoned’ into the property value yet.

With us asking the seller to pay some of the closing costs, a new, lower offer doesn’t seem like this is such a good deal to them anymore.

This weekend could get very interesting. your prayers are appreciated.

This is not intended as an “I told you so…”

But we spoke about this a few weeks ago. A lot can happen between the offer and the closing.

It would seem that here, at the virtual 11th hour, the personal attachement people have with their house gets in the way.

That said, it’s damn near impossible not to feel a bit cheated (as a seller) when you’ve put “sweat equity” into the house and find that comparable property isn’t growing at the same rate.
